P&G Gillette is planning to reshape a significant waterfront location, transforming our industrial campus into a vibrant mixed-use community connecting South Boston to the waterfront and beyond.

This project represents the single most significant investment that we have ever made in Massachusetts – including our largest investment in Boston. This is a generational opportunity to fully modernize our technical operations and strengthen our business, while also providing significant new benefits to our neighborhood. We are proud to be maintaining a meaningful presence in Boston – our home for over a century and a city that offers so much in terms of innovation, education, culture, and world class talent.

Vision

Redeveloping our 31-acre South Boston site will create exciting new possibilities for the continued evolution of the city and neighborhood.

With the right partnerships and a thoughtful planning process, we aspire to address some of Boston’s most critical needs, like bringing new jobs and economic opportunity, building much-needed housing, bolstering climate resiliency, and establishing an inclusive waterfront public space that connects surrounding neighborhoods to key public transportation hubs.  

We believe this change offers a once-in-a-lifetime opportunity to leave a lasting legacy for our home and our community. We've already started a conversation with our neighbors about the future of our site, hosting meetings with the public and key community groups to share our plans and gather feedback, and as these meetings continue, we welcome your participation and input.

As a long-time part of the South Boston community, Gillette is proud of our contributions to the city we call home: Our work here has created jobs, supported families, fostered innovation, and buoyed community organizations. Just as our products have continually evolved to meet the ever-changing needs of our consumers, it is time to reimagine our industrial campus for the next century. With 31 acres of land - a rarity in Boston - this is a once-in-a-generation opportunity to create a vibrant, inclusive and sustainable future for the city and the South Boston community.

As we look ahead, our vision for the site includes the creation of new housing units, acres of open space, recreational opportunities, and expanding the city's reputation globally as a hub for innovation and design.

The Master Plan provides details of a phased development of the site to create an inviting, welcoming and vibrant mixed-use district that could include the following key elements:

  • 6.5-acre waterfront park and a site that devotes 50% to open space and public realm connecting the community to the waterfront
  • Significant investment in resiliency efforts designed to address the impacts of climate change and extreme weather on both the site and the surrounding neighborhood
  • Approximately 1,800 mixed-income residential units (across 9 buildings)
  • 3.5 million sf office/research space (across approximately 11 buildings) to create new innovation hubs; replaces current 1,500,000 square feet of industrial and commercial space and is generally consistent with square footage allowed undercurrent zoning
  • 200,000 sf retail/restaurant space to expand Boston’s cultural scene
  • 250,000 sf hotel space to respond to the city’s high demand for lodging

Create a precedent-setting climate-resilient development that supports the City of Boston's environmental goals, includes green infrastructure to address district stormwater concerns and promotes coastal resilience by protecting the project area and the neighborhoods beyond
